The Builder/Developer
division of Power Brokers Real Estate offers any sized builder or developer a
comprehensive sales and marketing plan to help those businesses achieve
success. There are multiple ingredients needed to ensure a successful real
estate endeavor. That endeavor starts with the purchase of raw land and ends
with the final sell out of a community. It is the proper execution of marketing
research, marketing, sales and model merchandising that ensure a product will be
well received within the marketplace.
We
offer our Builder/Developer Partners two (2) viable
options:
(1) A limited
program where we place an inventory or to-be-built home into MLS and online at
Realtor.com, Google, AOL Real Estate, Cyberhomes, Trulia, Homescape, MyRealty,
Zillow, Yahoo! Real Estate, Vast, Hot Pads, and Oodle for a one-time fee of $449
per home. In our limited service program all Realtor calls are directed to your
office and you control your own signage and showings.
(2) A full service
marketing program consisting of:

Our Builder/Developer
division experts start off with a comprehensive marketing research program that
will help identify the appropriate niche of your community through market
research activities. The professionals within our division will identify current
absorption rates, will shop competitive projects and analyze future trends to
help you develop the most marketable real estate communities and
projects.
Full
Service Marketing Plan
Once
we have identified the appropriate niche for your community we will develop a
complete marketing plan consisting of public relations, advertising, sales
collateral development, database marketing and customer follow-up programs. We
will also develop an online marketing plan consisting of targeted email
marketing and search engine optimization programs. Co-broker marketing is
another important component of your marketing plan and we will make sure that we
develop a separate program to target some of the area's top real estate
producers to help attract them to bring their prospects to your community or
inventory homes. Branding is another important component of marketing. Whether
you have a strong existing brand in the market place or you are just starting
out, we can help put together your brand identity to help you develop
credibility and a following in the industry.
Sales
Program
A successful sales
program is critical for any real estate project. We are capable of assisting
with the development of the sales contracts, and handling all necessary
components to ensure your community adheres to the rules and regulations
concerning HUD guidelines, FREC rules and the Interstate Land Sales Act. Most
importantly, we will set up your sales offices and model centers to ensure that
are effective resources to gain developer credibility and assist your sales
agents with the selling process. We will work with existing real estate sales
professionals or help you staff your sales offices with experienced on-site sales
professionals from our Builder/Developer division. The sales process doesn't
end after the initial visit from a prospect. We will develop a follow-up program
that is targeted and relevant to your prospective customers that will vary
depending on what type of prospect we are marketing too (i.e. A, B, C or D
buyer).
Model
Merchandising
Model
Merchandising is an important aspect in helping to sell out a community.
Depending on the age and target market in addition to demographics and
psychographics of the potential buyer we will work with your designer to
determine what elements we will need in your models to help make them memorable
to the prospective clients. Does your potential buyer relate more to Pottery
Barn and Pier One, or are they most likely to prefer a classical style of home
decorating. We will help you determine the styles most likely to appeal to them
through our marketing research programs.
